It’s no secret that Mumbai is home to a cut-throat real estate market. Having had his baptism of fire in the city’s highly competitive market, Harrishkumar Jain, the Managing Director of H. Rishabraj Builders & Developers, has emerged as one of the most inspiring real estate entrepreneurs in Mumbai. Thanks to his passion for realizing homeowners’ dreams and the legacy of H.Rishabraj Group, founded by his father Ratanchandji Jain, a distinguished Businessman and a well-known philanthropist.

Harrish commenced his entrepreneurial journey even before graduating from college in the textile business. After a short stint, the great potential in the redevelopment of societies attracted him to the real estate industry. A constant leader guided by family values of commitment and dedication, he has managed to deliver over 30 projects successfully to the company’s existing and new customers in a short span of a decade. CEO Insights engages in an exclusive interview with this exceptional leader.

What major milestones in your professional journey have provided you with utmostsatisfaction as a professional?
I started my career in Realestate in 2010 after spending a decade in the textile business. Initial years were always special where I was getting to know every aspect of the business from drafting the letters to understanding the technicalities on site. Back then, I could never think of delivering one million square feet successfully in about a decade, but now, going forward, we aim to deliver a little over a million square feet in the next five years, which is half the time for 1st million and gear our organization to deliver a million square feet every year post that. Working on every aspect of the business and bringing delight to all stakeholders gives me immense satisfaction.

Define H. Rishabraj Builders & Developers as an organization and its current position in the Real estate industry?
We as an organization are quite lean with an open-door policy which makes working very efficient and communication very fast. Our vision going forward is very ambitious. Hence all the team members are encouraged to improve continually so that little improvements compound for a major transformation.

After delivering more than 20 projects of redevelopment and with our ethos of continual improvement, we have been able to create a niche
for ourselves in the real estate industry with our forte of delivering quality products on time.

As a market, what uniqueness does Mumbai offer? Also, what makes your company unique amidst such a populous industry in the city?
As far as my view is concerned, Mumbai is the only megapolis globally that is totally up for redevelopment. And there is this tremendous need for housing, and in the vacant land starved city of Mumbai, Redevelopment is the only viable solution.

It is humbling to know that the projects we deliver will outlive us, and our work will be our legacy. I firmly believe the buildings and architecture give character to the city, so we take it as a matter of pride and responsibility to deliver beautiful projects, whatever the scale of it may be.

Our company is unique because we operate with a production mindset. We are thus in a position where we can proudly say we are dependable developers who deliver quality homes on time, keeping in mind the design aesthetics and bringing delight and joy to all the stakeholders of our business.

You have taken the initiative of ‘Let’s Restart’ to bring back the glory of real estate in Mumbai. What are the sustainable practices that you do, and how do you perceive the realestate investment scenario transformation over the past decade?
Whenever you tell someone you are a real estate developer, there is always this instant negative emotion attached to the person’s perspective because real estate was not very clean in the past. This really troubles me, and I believe that you must deserve what you want, so I try to run my organization with all the systems and processes in place.

Over the years, too many excesses by a few fellow developers have not helped the industry’s cause, and many projects are stuck for various reasons like want of funds, policy changes, real fraud, etc.

Thus, we thought of Let’s Restart, an initiative wherein we take over projects that are stuck for any reason for want of funds, approvals, etc. With our track record and processes and systems in place, we aspire to be able to complete such projects successfully. We are about to deliver two projects this quarter and another five by year-end. We engage with all the stakeholders and go on a project to wipe the slate clean and give homes to people out of their houses for no active fault of theirs. It is our humble endeavor to bring a good name to our business.

Going forward, what are your anticipations on market behavior and opportunities? What is the set of plans formed?
We currently have about a million and a half square feet under construction spanning across 25 projects both commercial and residential. We are very optimistic that this decade is real estate’s decade. Mumbai is unique because it is India’s financial and trade hub, we can attract the best talent in the city, and with a growing population, we are poised to need a lot of
quality housing. Also, our city, which is totally under transformation with various infra projects underway, we feel that it will be one of the best cities to live in by the turn of this decade. We also think the rates have not been priced in the sort of infrastructure overhaul underway, and there is a lot of room for appreciation from where we are today.

What would be your advice to future realestate entrepreneurs based on your strong wisdom?
I feel that everyone’s journey is different, but the basic tenets under which a business should be operated remain the same. In my experience, any real estate entrepreneur would do well if they focus on timely delivery, have a hands-on approach to obtain approvals, have financial prudence, and have closure for every project, know how to delegate, and give enough room to nurture the best talent, have a customer-centric approach, and consider customer satisfaction as the biggest award.
