Today, comprehensive end-to-end logistics solutions are in high demand in India. Integrated Infrastructure/assets platform, integrated services platform, and integrated digital platform are all examples of this. The domain is populated by a diverse range of participants, ranging from extremely small exporters and importers through medium sized and big dealers to multinational corporations (MNCs). As a result, the sector will continue to see consolidation, process standardization, advancements, and digital transformations for more flexibility, as well as connectivity not only across modes of transportation but also between users and third-party service providers.

Sandeep Chadha envisioned building Ware houster Capital to serve as an integrated platform delivering end-to-end funding, asset development, and management services in greenfield Grade A warehousing projects. Warehouster Capital is an Industrial Real Estate platform based in India that aspires to construct and manage advanced logistics and warehousing properties.

Below is an excerpt of Sandeep’s interview with CEO Insights

What inspired you to venture into the logistics industry and what drives you today?
Well, it's been a long journey which began in the early 2000s. I wasn't sure at first but I always had high dreams and was eager to get started. I worked my way up the corporate ladder; it wasn't easy, but my perseverance was rewarded by the chances that presented themselves. I've worked in many aspects of real estate, but logistics is where I'm most fascinated. There are opportunities in this emerging area, and it has given me the potential to work from the ground up. Even now, when I wake up, I look forward to seizing the day, and this motivates me to be able to create solutions that involve vision as well as operational expertise. To be honest, employment doesn't feel like work. Logistics is my expertise, my
passion, and I plan to make a difference in it.

How would you define Warehouster Capital as an organization and its position in the market? What is the unique proposition that your organization offers to clients?
I established Warehouster as a natural next step in my entrepreneurial journey. Warehouster Capital is an Industrial Real Estate platform based in India that aspires to construct and manage advanced logistics and warehousing properties. The purpose is to act as an integrated platform that offers end-to-end property development solutions, particularly but not exclusively for industrial and warehousing developments. Warehouster has positioned itself as the primary logistics player specialized in speedier execution, to meet the needs of the rising warehouse business. It has a track record of developing ground breaking and longterm solutions in its field of expertise. Its distinctive proposition is to provide superior returns to its stakeholders in the shortest amount of time.

How did you handle challenges posed in the covid affected market? Highlight your role in tackling those challenges.
Everyone is facing difficulties at this moment. To come out somewhat unscathed, it is necessary to halt, ponder, and think things through. While it has had an impact on the construction phase, we are also focusing on compliance to save time in the future.

It has also brought newer opportunities with it. Due to rising demand, industries such as e-commerce and pharmaceuticals now require more warehouse space. As a result, we are repositioning ourselves to service these unexplored areas. In terms of role, each incumbent will have to take the baton and lead it out of these difficult circumstances. My current aim is on delivering where demand exists while also allocating resources for the future to ensure that there is never a pause. So long as there remain uncertainties we can think of ‘horses for courses’
while yet keeping in mind the longterm targets.

In your professional journey so far, which are the milestones that bestowed you with utmost satisfaction both as an individual and as an entrepreneur?
The road has not been as easy and has been a roller coaster ride. Looking back, having delivered several marquee transactions, especially against the odds, has been a personal delight for me as an individual and an entrepreneur. For companies like All cargo, Indospace, and Milestone, I've delivered around 15 million square feet. In India, I managed four private REITs with a combined AUM of $ 800 million in commercial, retail, and industrial assets. I handled 13 large-ticket investments in India and produced full exits. Also I led a team of specialists who were responsible for managing over 25 million square feet of commercial real estate across India, including warehousing, industrial, office, retail, and IT/IES parks.

There are many triumphs, but there have also been some difficult periods during the Covid era. However, one must move forward.

In the light of your strong experience in the logistics domain, what advice would yougive to the budding entrepreneurs?
It is, in my opinion, a promising industry with numerous chances, but don't get too involved if you're only going to be there for a short time. It takes time and effort to learn the vital lessons. Having said that, there are rewards for your efforts. Begin with the fundamentals, network broadly keeps tinkering, and always be clear about the deliverables. Create a work ethical, complete it, and then push the execution paddle.
