S.P. Reddy is the Chairman & Managing Director of Terminus Group. His guidance and business acumen have been the primary catalyst behind the company's success. He has a combined experience of 25+ years in Real Estate Industry across US and India. S.P. Reddy has also been the Board Member in prestigious hospitals like Sunshine Hospitals and the Asian Institute of Urology & Nephrology. Apart from this, he is also known for his philanthropic contributions and leading initiatives like Sparsh, Impact and AIG Rural Outreach Program to name a few.
In an exclusive interview with CEO Insights, S.P. Reddy gives a detailed insight into his professional journey and the unique business operations of Terminus Group.
Can you elaborate more on your edu cational and professional background?
I have done my BE in Mechanical Engineering after which I went to US to do my Master's in Computer Science from Alabama A& M University. After completing my education, I had the opportunity to work in domains as diverse as Information Technology, Real Estate Development and invested in various startups. From the very get go itself,I had the entrepre neurial spirit which led to the establish ment of my own company which deals with offeringInformation Technology Consultancy Services.
One aspect that I prioritized while setting up my company was to build the right team that can deliver peak performance On Time, Every Time. I wanted to have people who could sell the software consultancy servi
ces across the US. Over the last 25 years, I have built a team of 250 professionals who are experts in their respective fields. We currently have our presence in 30 different states in the Continental United States(CONUS) and five countries Outside Continental United States (OCONUS), providing software development service, mission critical support to various agencies,systems integration, implementation of enterprise solutions and IT Strategic Planning to corporates.
I have built and operated more than 17 hotels of international brands and have been franchisee of Hilton Hotels Resorts, Inter Continental Hotels Resorts, Choice Hotels and Marriott International. We also took over various hotels that were under performing, did a facelift and sold them after making them successful.
What sets terminus group apart from the rest of the competitors in the industry?
My entry into Real Estate field was rather serendipitous. It happened so when the builder failed to deliver the proposed project, SLN Terminus on our ancestral property.I tookup the task and completed, what is now Hyderabad's first Mixed use building. SLN Terminus at Gachibowli with concept of Shop, Dine, Work and Live all under one roof. It's a productive mix of retail, multiplex screens, food court and corporate spaces meant for enhanced commercial success. Apart from that, we have top four floors dedicated to Marriott Executive Apartments.
After the success of our first project, we have quickly takenup some of the most reputed projects in strategic locations. Our philosophy is to give form to the concept of Blue Ocean Strategy, that is to bring new concepts to Indian soil and explore the untapped market space. As a responsible Developer, we ensure that our projects contribute to the development of society, the betterment of the environment and take care of all Stakeholders.
What is your success mantra?
Over the years, I have realized that you have to be passionate about what you do in order to be successful at it over a long period of time. Our company's tagline, 'I-ACT' which is the acronym for Integrity, Accountability, Commitment and Trust further exemplifies the values of Terminus Group. All these four values are interlinked to each other,

How did you deal with the negative impact caused by the covid-19pandemic?
The experience I have across different industries has helped me in evolving effective business strategies to counter the Covid crisis. Through improving operational efficiency and by managing the manpower, we were able to avoid the brunt caused by the pandemic. We provided the labourers with daily necessities and looked after their healthcare, because of which we were able to deliver the projects as per the schedule in spite of the lockdown. Another important observation I made during the lockdown was the need for integrated living and healthcare infra structure for the elderly. To address the issue, we are developing a project to provide housing community with first-level of healthcare facility and support. Apart from that, we are also looking at offering affordable houses for people who are in entry level jobs as a part of playing our role in the nation building process.

There is never a bad time to do the right things and never a right time to do bad things. Also, never make life complicated, stay simple and stay focused, one has a long runway to take-off.
